This project consisted of the construction of the new MBF Flagship Members Centre in the old Gowings building at 319 George Street, Sydney. The centre comprises three levels (plus mezzanines). VOS Group were responsible for the Mechanical, Electrical, Specialist Lighting, Security, Fire, Hydraulic and Communications services on the project. The mechanical services were designed to use the base building provisions to their optimum levels and the plant was been rezoned to suit the internal layout, rather than simply providing a host of supplementary packaged units. Fresh air is delivered to the plant at the minimum levels required by code, so as to minimise the cooling/heating impact on the plant and thus conserve energy. The lighting was designed with energy efficiency in mind, to be easily maintained and complement the heritage architecture. Due to the flexible nature of the presentation space and gallery, on the second and third floor respectively, the luminaires and lighting controls were selected to allow the client to adapt the lighting scheme to suit the various functions required. The 10m high stairwell connecting all the levels, was illuminated with the aid of a central ceiling coffer as well as the 8m high backlit vinyl branding. External lighting was used minimally to accent the architectural features as well as the flagpoles and banners depicting the MBF logos. The fixtures and fittings were specified designed as water efficient devices and hot water unit sizing was minimised as far as practical, to ensure water and energy wastage is minimised.
