Royal Bay Development is a 140,000m² mixed use development located on the beachfront of the Madinat Al Arab precinct of Dubai Waterfront. The project comprises 2 high rise buildings each 42 storeys. The commercial office tower will be shell and core to accommodate prospective tenants. The other tower will be for residential accommodation. These buildings are positioned above 3 podium levels containing retail outlets, F&B outlets, restaurants, adventure playground areas and indoor bowling alleys. Under the podium ground floor level, there are four levels of basement carparking and BOH services for the whole site. Located above the podium are 12 self contained villas, each of 3 storeys. Each of the villas has a dedicated lift access to it’s own secure basement carparking area. In addition to these villas are 2 mansions, each with 6 bedrooms, sauna, gym and direct access to the beachfront. VOS Group is engaged as the MEP and ESD consultant and is responsible for Mechanical, Electrical, ELV, fire, hydraulic and vertical transportation design. In addition VOS Group provide USGBC LEED accreditation, energy and daylight modeling and also for implementing sustainability initiatives. |
